RIBA STAGE 3
Planning
Utilising our internal development team and a small external professional team such as an Architect, Planning Consultant and Quantity Surveyor.
We secure commercial or office property and adding value by obtaining planning permissions for conversion into residential apartments.
INSTRUMENT
Equity
A Joint Venture and Shareholder Agreement sets out the terms and responsibilities of a collaborative venture.
It provides clarity, promotes cooperation, and helps manage risks to ensure the venture runs smoothly.
RIBA STAGE 4
Technical Design
After securing planning, several tasks precede the start of construction starting on-site; primarily technical design, and tender for a main contractor.
A comprehensive professional team, is engaged to develop detailed construction plans for tendering purposes.
INSTRUMENT
Fractional Investment
The Loan Notes Agreement ensures our borrowers fulfil their financial obligations and lenders receive their expected returns.
The Loan Note Certificate serves as evidence of the loan agreement, detailing terms such as principal, interest rate, and maturity date.
RIBA STAGE 5
Construction
Upon completion of technical design and tendering, the project is ready for construction start on-site.
Additional professionals, including a Project Manager and Health and Safety Manager, are enlisted to supervise construction management.
INSTRUMENT
Development Facility
When the project is ready to start onsite, a development facility is procured from a principal lender allowing funds to be returned to the loan note instrument to be deployed into further projects.
