The Value-Add Fund offers bridging finance for commercial properties with value-add potential.

Our lending supports the building acquisition and technical design stage (RIBA 4) of the Real Estate Investment cycle.

For Example: Purchasing a commercial building with planning approved for residential conversion.

We exit through refinancing prior to construction starting onsite (RIBA 5).

Allowing our Investors to capture strong returns via short-term commercial bridging lending to these value-add assets.

OPPORTUNISTIC FUND

Mezzanine Loans.

The Opportunistic Fund provides working capital loans to established property companies.

These loans assist businesses by offering essential cashflow during the early phases of the property development process (RIBA Stages 2 to 4).

For example, funding can cover costs for professional services such as structural engineering reports or quantity surveying.

Repayment is made once the property is refinanced onto a development facility (RIBA Stage 5).

This structure enables our investors to achieve high yielding returns through short-term working capital lending for high-potential projects.
